Our first chance to hear about your exciting plans for your new build! We’ll ask the easy questions like: do you already have plans or an architect/designer you’re working with? What’s your timeline? Do you have a lot or are you still looking for the perfect one? We can jump in at any point, so we just like to know where you are so we can meet you there.

With the fundamentals defined, we’ll start discussing big-picture vision including rooms and their sizes, interior finishes levels, and architectural features. This information allows us to develop an initial estimate ensuring the scope is aligned with your needs, wants, and budget.

We’ll talk together to begin understanding the nuances that make custom homes so special. It goes beyond mere inspiration and aesthetics; we delve into the specifics of your lifestyle. Once we understand your routines and requirements, we can design your custom home around your unique needs.

Through collaborative, design-focused meetings we’ll begin creating your custom home. We’ll consider your specific lot and its specifications along with the design direction from earlier phases to develop initial renderings of outside elevations. Our interior design team is introduced to provide general layout plans, ensuring that room sizes align with their intended functions.

Once conceptual drawings are on the right course, the team continues to refine and plan the details. We’ll set high & low allowances for finish items as well as develop estimated costs of construction materials and labor, providing a true, educated range of your overall project.

Once the design is finalized and the contract estimate is signed, our team begins developing the Construction Documents (CD Set), which will guide the home’s build. Simultaneously, the selection phase begins with the interior designer, involving regular meetings and/or shopping trips to choose each and every finish. Once exterior design is complete, we initiate the variance process with the city as needed.

Construction permit approval begins with the submission of finalized documents to the city. You will be introduced to your Project Manager, who oversees all on-site construction activities. Our purchasing team gathers trade bids and material quotes based on the finalized project scope, including interior finishes, to confirm or update initial estimates. Material procurement commences well in advance of the construction schedule.

Once the plan is finalized, construction can begin. Large machinery, such as a wrecking ball or excavator, will arrive on-site to kick off the build officially! We’ll begin weekly meetings, often on site, as well as log updates in the online portal, our online portal, to keep you updated throughout the build of your custom dream home.
